【买屋需知】购买房屋前考虑的事情

之前我跟大家分享在购买房屋产业前先问的问题。如果你要房屋,那么你要问自己两个问题:

  • 为什么你要买房屋?是急用必须品吗?
  • 现在不买何时买?以后买不起?

如果你确定真的要买房屋了,那么你还要有一些事情得好好考虑。毕竟购买房屋与其他东西相比是不一样的。一旦决定错误或投资失败,就得赔上很多我们辛苦赚的钱或储蓄的钱。所以,我本身觉得要购买房屋,尤其还是要跟银行借贷款 Home Loan 的朋友需要仔细考虑。

考虑 1:

购买房屋前要好好计算自己手头现有的“现金流”,银行有多少定期存款、储蓄存款、信用卡负债、其他收入(包括基金或股票),想一想自己能够每月支付多少 home loan。万一失去工作,手头的资金是否可以足够给予银行贷款分期及生活费。

我建议向银行了解房贷的供期。如果说,一个月的房屋贷款分期为 RM 500 (与另一半平分),生活费及日常开销等等需要 RM 1000。就是说每个月需要 RM 1500 的现金。万一不小心没工作两个月,我们就得从银行储蓄存款拿出 RM 3000的现金。

如果失业的时间越长,那么我们手头上是否有更多的资金呢?一般上,我们的银行储蓄至少需要能 support 我们半年的生活费及日常开销。

考虑 2:

我们得计算购买房屋后的家庭收入及开支的财政状况,毕竟有了房屋,开销是不一样的。支出的包括贷款分期供款、物业管理费(尤其是吉隆坡的公寓住宅)、水电电话费及其他买房屋前的开支。

如果计算后,觉得开支与收入的数据入不敷出,那么购买房屋的计划应该暂时搁置。不要想着做 part time 工作增加收入,因为如果你想做 part time 或 over time 的工作,直接性地表示你将很少机会留在你的房屋。那么你的房屋买了给谁住呢?

考虑 3:

认识有关房屋产业的背景、发展商的背景、地区交通环境、社区建设包括学校或医院等等都需要被考虑。好条件的房屋的一定比较贵,但是从长远来看,依然是比较划算。

房屋如果距离市中心太远就会造成很多不便,比方说汽车坏了没修车厂。没有大型先进医院或没有超级市场等等都让我们得花更多的时间、精神、金钱。

无论如何,居者有其屋。大家都希望拥有自己的房屋,希望大家购买房屋的时候不会太匆忙,仔细考虑以上说的 3 个事情。

          aiya, simply renovate it at the simplest basic condition then simply stay in first.. haha! Just recall back, i haven’t bought any mattress before since college time till now. ohya, same to my wardrobe too, has been using for more than 10 yrs..

    我想很多人都会像 Horlic 及 惟忍小子 这样想,所以拥有这样条件的房屋肯定比较贵。只要是在能力范围内,应该选择这样的房屋。

    For own staying purpose, i look at these 5 factors:
    a) Bank
    b) Hypermarket / Supermarket
    c) Highway
    d) School
    e) Environment

    Any property fulfill these factors, close eye and buy, even at a slightly higher price, as long as within your affordable and comfortable range.

        You are right! Especially Chinese primary school, a lot of mum(s) and daddy(s) prefer to send their kids to school by themselves.

        For secondary school’s young teenagers, normally they are able to go to school by taking school bus. Hence, houses near to primary school is a good option!
