如何选择房屋贷款保险 Mortgage Assurance

多数人在购买房子时,都会被银行要求购买房屋贷款保险。房屋贷款保险主要是保障拥屋者发生意外或死亡后有一个供款保障。市面上有两种房屋贷款保险,分别是递减式房贷保险 (Mortgage Reducing Term Assurance, 简称 MRTA) 和抵押定额式房贷保险 (Mortgage Level Term Assurance, 简称 MLTA).

MRTA (递减式房贷保险)

  • MRTA比较倾向为购买保障,MRTA是为一间固定那间屋子购买保险,不可以转去其他屋子的。
  • MRTA的好处是其较为便宜,但需要一次性付清,但其保费是计算在屋贷内,因此在供款时购屋者并不会有多大的分别。大部份的人购买的房贷保险是 MRTA,因为比较便宜。

MLTA (抵押定额式房贷保险)

  • 而MLTA则类似人寿保险的设计,可依业者的需求而增加,比如可多附加36种危疾保障和36种危疾免缴保费利益,以伸缩性规划加保所需的保障范围。
  • 很多人对购买房屋贷款保险概念模糊,反正都是预算在屋贷内,因此很多人并没有仔细分析到低哪一种保险比较适合自己。 如一个人拥有超过一项房产,选择MLTA将是比较被鼓励,因为购买MLTA保险更能给业主有规划性的保障与利益。但MLTA的保费也比较贵,至於付款方式则较灵活,可选择以每月、每季、每半年或每年分期缴付。

例子

  • MRTA 例子:
    A先生贷款买了一间屋子400k,供期35年。到了10年,A先生不幸地去世了,他还欠银行300k。MRTA保险只赔所拖欠的300k债务而已。
  • MLTA 例子:
    B先生的屋子400k,供期35年, 到了10年,他不幸去世。他还欠银行300k。MLTA赔足90%(大概RM360k加他之前供的钱)。

比较两个 Mortgage: MRTA VS MLTA

MRTA: 不幸事故发生(死亡或终身残废),保额是直接赔给银行。
MLTA: 幸事故发生(死亡或终身残废),保额是直接赔给指定受益人。

MRTA: 保额根据贷款而减少。
MLTA: 保额保持。

MRTA: 不能转移 / 再融资 Refinancing 或第二间屋子
MLTA: 可以转移 / 再融资 Refinancing 或第二间屋子

MRTA: 保费是一次过给的。一般是算在银行贷款,但需要给利息。
MLTA: 保费可分期如年,半年,三个月或每个月。

MRTA: 没有现金价值 (Cash Value), 半途断保,可能拿回退保价值 (Surrender Value), 视公司条款而定。
MLTA: 有现金价值 (Cash Value), 可提早领取退保价值 (Surrender Value) 来提早还清房屋贷款。(有些 MLTA 的退款保价值是有保证的)

MRTA: 保障- 借款人自然死亡/病逝和终身残废 *没包括36种疾病.
MLTA: 保障- 借款人自然死亡/病逝和终身残废, *可以追加36种疾病(相对的保费也会提高)

MRTA: 受益人- 银行
MLTA: 受益人- 可以放家人当收益人

MRTA: 保費低
MLTA: 保費高

    Hi 我想问下房屋贷款是联名的MRTA, 如果其中一个不幸意外死亡,而贷款剩下300k, 保险公司是否回赔300k给银行来还剩下的贷款?

      my brother heritage is under rockwill, My bro pass away September 2019 and we (already report to the bank said rockwill) at December 2019,
      the bank says my bro loan account out standing was 9k+.
      but last few day in June , i received letter from rockwill said the house already been lelong at price rm99k, the fockwill say they do hvbthe LA to stop bank to lelong because my bro so long never do payment so the bank lelong it,
      my quention is
      1)why the bznk can without any notice can process the lelong?
      2)my bro house loan is re-finance, from 1996 to 2008 than till now. The house insurance MRLT no working at all or consider my bro house is without any insurance protection after refinance .
      3) why my bro house is value more than 100k outstanding just 9k even he hv more than 100k kwsp but than the bhk still because of the litter amount than lelong the property?
      4)why the rockwill always said they cannot stop the lelong? Tockwill is handle my brother will, but why he says no right to stop, and me is brother also can stop the bank lelong, why?
      5) now the rockwill said we only can accept the, the lelong 99k , after the bank clear the outstanding than give it back the balance.
      If we sue rhb need 30k to 40k so what to do..
      6)in this case what should do next?? I very sad why the bank can sukasuka lelong the house? In last min rockwill says if we can settle 50% loan immediately, than only can stop it, but suddenly where got money so..     还有最近我贷款出现了MLTT 和MRTT 是不是和mlta mrta 一样的?

      一样的。只是 MRTT 是 Mortgage Reducing Term Takaful, MLTT 是 Mortgage Level Term Takaful. 这两个都是伊斯兰房屋贷款保险.
